THE MINDARIE RENOVATION

 THE PROJECT GOAL WAS TO REMOVE AN EXISTING OUTDATED PART OF THE ROOF IN THE MIDDLE OF THE HOUSE WHICH HAD BEEN THERE FOR 22 YEARS AND BLEND IN THE NEW ROOF DESIGN WITH THE EXISTING. ALSO TO ACHIEVE A SOLAR PASSIVE SITUATION WITH THE USE OF DOUBLE GLAZED ROOF LIGHTS AND ALUMINIUM LOUVRES.

THE RESULT IS BRILLIANT, FROM THE STREET YOU REALLY CAN NOT TELL THAT THIS ALTERATION WAS DONE RECENTLY.

ONE OF THE GOALS OF THIS PROJECT IS TO BE ABLE TO GO THROUGH A WHOLE YEAR AND NOT NEED TO USE ANY POWER OR GAS FOR HEATING AND COOLING. THE RAKING CEILING HAS A DEPTH OF 200mm IN WHICH WE HAVE PLACES 2 LAYERS OF MINERAL FIBRE INSULATION TO ACHIEVE R5.0 THERMAL RATING AND BENEATH THE ROOF TILES INSTALLED AIR-CELL PROVIDING A FURTHER R2.5 THERMAL RATING. THE GALBE ENDS HAVE BEEN COMPLETED WITH R2.5 MINERAL FIBRE BATTS AND MARINE PLY TO THE EXTERIOR THEN AIR-CELL BEFORE THE FINAL FINSH OF CONCEALLED FIXING MARINE GRADE STAINLESS STEEL WALL CLADDING.

THE CLIENT AND I HAVE BEEN MONITORING THE TEMPERATURE IN THE ATRIUM (THE ROOM WIHT THE NEW ROOF AND CEILING) AND THE TEMPERATURES IN APRIL 2012 WERE 33DEGREES C TO 37. THE TEMPERATURE IN THE ATRIUM WERE A COMFORTABLE 25.6 DEGREES WITH A DAILY FLUCTUATION OF +/- 0.4DEGREES C. SO FAR NO ENERGY CONSUMPTION.

THE USE OF STAINLESS STEEL IS VERY OBVIOUS AND A GREAT RESULT. ALL BOX GUTTERS ARE FULLY WELDED  AND YES CUSTOM DESIGNED TO WITHSTAND THE WORST CASE SENARIO STORM. ANYTHING BEYOND THIS WILL MEAN NATURAL DESASTER HAS OCCURRED. THE SYSTEM HAS 4 SUMPS ONE IN EACH CORNER ADN YES EACH SIDE DOES HAVE A FLEXY JOINT TO ALLOW FOR EXPANSION AND CONTRACTION.

THE COST OF THE STAINLESS STEEL BOXGUTTERS, SUMPS AND FLASHINGS YES IS EXPENSIVE BY HIGHLY EFFECTIVE WHEN YOU CONSIDER THAT THE SEA IS ON 3 MINUTE WALK TO GET TO. THERE IS MINIMAL MAINTENANCE FOR THIS PROJECT, NO PAINTING ONLY INTERNALLY, NO REPLACEMENT OF ROOF FLASHINGS. THE EXISITING ROOF TILES HAVE BEEN ON THE HOUSE FOR 22 YEARS AND THEY ARE IN EXCELLENT CONDITION CONSIDERING HOW CLOSE TO THE SEA THEY ARE. SO THE NEW TILES SHOULD WELL SURPASS 22 YEARS. THE ALUMINIUM LOUVRES WERE POWDERCOATED WITH A POWDERCOAT THAT HAS A LIFETIME OF MINIMUM 15 YEARS.

SO, THE WINNER OF THE DAY IS, PASSIVE SOLAR - SMART USE OF INSULATION  BEYOND WHAT IS RECOMMENDED - DOUBLE GLAZING - SUSTAINABILITY AND NO POWER OR GAS BILLS.
